Construction and investment company ARTEKS ENGINEERING LTD has started building a unique complex – closed type, in Mladost 2, one of the fastest developing areas in Sofia. The complex is called Panorama Park. It has been designed by ARTEKS PROEKT. The investment and construction work is being done by ARTEKS ENGINEERING LTD.
Most of the clients of ARTEKS ENGINEERING LTD are people who live in Mladost 2, who want to replace their apartments with new superb quality ones. They are people who have a permanent job (a lot of them work at Business Park Sofia) and can afford to have a mortgage. There are also a number of foreign clients who appreciate the advantage of the green surroundings and the incredible view to the mountain.
The average price for a square metre is approximately 650 Euro. The complex will be completed in two stages. The first stage, four buildings, with total extensive construction area of 16 400 sq.m will be completed in the spring of 2008, and the second stage – three buildings, with extensive construction area of 14 800 sq.m – at the end of 2008. A wellbeing complex with extensive construction area of 2400 sq.m is also planned to be developed. It will include an indoor swimming pool, fitness and SPA centre.
In the project are included different types of two-bedroom flats – from 60 sq.m to 75 sq.m, different types of three-bedroom flats – from 90 sq.m to 120 sq.m, one-bedroom flats which are 45 sq.m and penthouses on two levels with balconies with panoramic views which are between 150 sq.m and 200 sq.m.
Panorama Park Comlex
The buildings are situated within the park area, among alleys, natural woods, zigzag steep lanes, fountains and children playgrounds.
The building complex was designed and will be completed as a monolithic steel and concrete beam structure, with luxury finishing of the lobbies and the common parts. The facade has an individual aspect, so as the general solution of the architectural ensemble.
The exterior walls and interior partitions will be made of brick masonry with excellent quality clay bricks. The insulation on the walls will be made of 5 cm facade expanded polystyrene(EPS). The insulation on the oriels under the residential floors will be made of 8 cm expanded polystyrene, and the insulation of the passages for the garages at the basement level – from 16 cm expanded polystyrene.
The buildings will be with central heating – from a district heating station. The heating installation in the apartments will be a beam scheme with polyethylene pipes with aluminium insertion, put in corrugated tubes in the flooring. The radiators will be sectional aluminium ones, and heated towel rails will be installed in the bathrooms.
The lifts are high-tech hydraulically operated, with luxury cabins, with inox panels cladding and granite flooring.
